A full-scale restaurant renovation transforming the former Duffy's space into an authentic Mexican dining experience. The client came to us with architectural renderings and a vision — but no designer. Our team took on the role of both builder and material selector, hand-picking every tile, finish, and fixture to bring those renderings to life without a design team in between.
La Condesa required a complete transformation of the former Duffy's restaurant — a 6,144 SF space that needed to be gutted and reimagined from the ground up. Selective demolition came first, stripping the space back to its bones while preserving the existing infrastructure worth keeping.
What made this project unique was the absence of a designer. The client provided architectural renderings of their vision for the space, and our team took on the role of both contractor and material selector — hand-picking every tile, finish, fixture, and detail to replicate those renderings as faithfully as possible. From the limewash paint finishes to the custom millwork, every decision was made in the field to match the client's vision without a design team mediating.
All MEP systems were upgraded, the hood and fire suppression systems were installed and permitted, and the full interior was built out — framing, electrical, plumbing, HVAC, tile, flooring, and custom bar construction. The project was completed in 5 months with a clean Certificate of Occupancy from the City of Weston.
