La Birra Bar presented one of the most infrastructure-intensive buildouts in our portfolio. The space was previously an office building with none of the systems a restaurant requires — no grease trap, no gas service, no commercial-grade water lines, no hood system, and no kitchen-rated HVAC. Every utility had to be brought in new.
Our team coordinated the installation of a new grease trap, ran a gas line to the space, upsized the water service for commercial kitchen demand, installed a full hood and fire suppression system, and added new AC units sized for a restaurant environment. All-new bathrooms were built to code from the ground up.
The interior buildout included structural framing, full electrical, drywall, custom flooring, tile work, the bar build, feature mural wall, and neon signage — all completed in 120 days with a clean CO from the City of Weston. The exposed ductwork was left as an intentional design element, giving the space its signature industrial-meets-urban character.
