Questions studio owners ask us first
How long does a fitness studio buildout take?
Boutique studios move fast when the scope is tight — we delivered an 802 SF Pilates studio in Davie in 90 days. Larger gyms and wellness spaces with wet areas or med-spa plumbing run longer. Permitting time depends on the city, so we start the permit package as early as the drawings allow.
Can you build a franchise studio to brand standards?
Yes. We've built franchise fitness and wellness units — including Jetset Pilates and Flow IV — to the franchisor's prototype drawings and finish standards, and the owner of Built 2 Specs is a former franchisee himself.
What's different about a fitness space versus a regular office TI?
Loads and systems. Class-format studios need HVAC sized for full-occupancy heat loads, flooring built for equipment and impact, mirror walls anchored into structure, sound control so the space works next to other tenants, and lighting that supports the class. Wellness and IV concepts add medical-adjacent plumbing and electrical. We plan all of it into the permit set up front.
