La Condesa — restaurant buildout by Built 2 Specs in Weston, FL

What a restaurant buildout covers with us

A restaurant is the most trade-dense tenant improvement there is. One contractor has to keep the kitchen equipment plan, the hood package, the grease line, the fire suppression and the finish schedule moving on the same clock. That coordination is the job — and it's what we do.

Commercial kitchens

Equipment layout coordination, gas and electrical rough-in, walk-in coolers and freezers, quarry and epoxy flooring, FRP and stainless wall protection.

Hoods & fire suppression

Type I hood installation coordinated with mechanical and fire subpermits, make-up air, and suppression system sign-off.

Grease interceptors

Interceptor sizing, sawcut and set, and the plumbing tie-ins that health and building inspectors actually pass.

Dining rooms & bars

Framing, finishes, millwork and bar buildouts, lighting, and the acoustic and ADA details that make the front of house work.

Storefront & outdoor dining

Storefront glazing, entry doors, patios and shade structures — including engineered pergolas for outdoor seating.

Permits through C.O.

Building permit package, trade subpermits, inspections, and the closeout paperwork — run by us, start to certificate of occupancy.

Broward permitting is half the schedule

Restaurant permits in South Florida touch building, mechanical, electrical, plumbing, hood and fire — often across two review agencies. We prepare the package, respond to plan-review comments fast, and keep subpermits moving in parallel so your rent clock isn't burning while drawings sit in a queue. We're in Broward building departments every week; we know what each city's reviewers want to see.

Questions owners ask us first

How long does a restaurant buildout take in Broward County?

Most tenant-improvement restaurant buildouts run 3 to 6 months of construction once permits are issued. Permitting varies by city — plan review typically adds several weeks up front, which is why we start the permit package before design is fully closed out wherever we can.

Do you handle permits and health department approvals?

Yes. We prepare and run the building permit package, coordinate the trade subpermits — mechanical, electrical, plumbing, hood and fire — and schedule inspections through to certificate of occupancy.

Can you build a franchise restaurant to brand standards?

Yes. We've delivered franchise buildouts, including La Birra Bar, built to the franchisor's prototype drawings and finish standards — and the owner of Built 2 Specs is a former franchisee himself, so we know both sides of that table.

Do you work outside Broward County?

Yes — we serve Broward, Miami-Dade and Palm Beach counties.

Have a space and a concept?

Send us the address and the drawings you have — even napkin-stage. We'll tell you what it takes to open, and what the permit path looks like in that city.
